About the Property

Luxury static caravan on premium pitch on the holiday park. We have a secluded corner plot close to the outdoor pool, park, shop, reception and crazy golf…..but far enough away to be peaceful.

3 Bedrooms (1x double, 2x twins). Max occupancy 6 people.

We are based in a small countryside village called Crantock, which is on the outskirts of Newquay, Cornwall.. At Polkilden we are no smoking, and pet friendly (depending on amount of dogs and breeds, and will not except any dogs from the 1991 Dangerous Dog list). We have a tarmac drive allowing for 1 to 2 cars and on a corner plot, allowing for a more private and spacious stay. As you approach Polkilden you have 3 steps up (banisters both sides- one with the key safe on) and a gate, the decking gets a good amount of sun by day for sun worshipers, and we even have a outdoor dining area for your alfresco breakfast, lunch or dinner!

As you walk in the front door you are greeted by a clean, modern, open plan lounge/dining room/kitchen

The lounge has a 39” flat screen tv (Netflix/smart tv enabled but using your own accounts) with DVD player, gas fire (only to be used October to April), and comfortable corduroy corner sofa (& pouffe) and tub seat. There is also an inside dining area, which again seats 6. The kitchen is well equipped with a large fridge/freezer, gas cooker, gas oven, toaster, kettle, microwave.It also has a utility cupboard with a hoover, dustpan and brush, mop, clothes airer, etc. From the kitchen is a door to the bedroom corridor. Off this corridor are two twin bedrooms and the main bedroom with a double bed, as well as a toilet and basin room (with a boiler) and a family bathroom with toilet, basin and shower.

We are located between the pool and two play parks and lakes and a short walk from reception, shop, takeaway, and piskie bar.

WIFI – we have our own private WIFI, and it is a decent fast one that people have used for work purposes whilst staying with us

We do not provide linen. However you can hire linen from our cleaner (£45 for all 6 beds) or you’re welcome to bring your own. Guests staying 5 nights or more will receive a complimentary tea/coffee/biscuit tray.

We accept pets, but please check with us first by letting us know the breed and how many you are bringing. We also request you to bring a dog water bowl, and food bowl and their bed. Pets are not permitted on beds or seats.

Crantock beach & village is a short stroll away through countryside. Polly Joke beach is a short drive, where you can often see seals. The seven beaches of Newquay and Newquay town centre with its shops and supermarkets are a few minutes drive away (2 miles). There is a bus service which calls at the entrance to the park.

We have recently had a Fire Assessment done and comply with the new fire safety guidelines for ‘Small Holiday Lets – 2023’.

Booking Terms & Conditions

Polkilden Terms & Conditions;

Bookings are subject to the following terms and conditions.

  • A contract between you and us the owner will come into existence when payment of deposit is received and a booking confirmation is issued by us (not the booking platform) showing the confirmed holiday dates. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
  • A booking will not be complete until the owner has the names of everyone in the party, and the full balance is paid and if the original booking party changes or needs amending the guests are responsible for letting the owner know these changes/amendments immediately, failure to do so could result in the booking being cancelled until the dispute has been rectified, and the owners will not accept any liability. 
  • A small non-returnable deposit of the holiday cost is payable at the time of booking (differs between booking platform). Bookings made less than six weeks before your arrival date must be paid in full. In addition, a £200 refundable damage deposit (which covers for theft, damage or excessive cleaning – above what the usual checkout clean) is required and the owner will let you know at booking when this is due, depending on the booking platform. 
  • The balance must be paid no later than six weeks before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation and the client will remain liable to pay the balance of the rent.
  • All amendments & cancellations must be notified in writing by the guest or owner. If you cancel your holiday more than 6 weeks before it is due to start, then your deposit will be forfeit. If you cancel less than 6 weeks before the holiday, then the full balance remains due and is not refundable.
  • We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
  • Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.
  • No parties or events – the maximum number of persons using the accommodation at any time must not exceed (6 persons) and only those listed on the booking form can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
  • The owner does not permit guests to have day or night guests to visit during the stay unless previously discussed & approved by owner. 
  • Bookings cannot be accepted from persons under 21 years of age.
  • The owner reserves the right to refuse a booking without giving any reason.
  • We will refund all monies if the park is forced  to closed due to Covid 19, however we will not refund IF YOU cannot come to your holiday, and is non transferable. We strongly recommend that you take out holiday insurance once you have booked to cover yourself for these eventualities in these uncertain times. 
  • We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.
  • Tenancies normally commence at 4pm unless otherwise agreed and guests are required to vacate the rental by 10am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests. Guests arriving early and wanting to check in before 4pm, will incur a £50 being taken from their deposit to cover for the extra use of utilities. 
  • No vaping or smoking are allowed anywhere inside the premises or decking area, and will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by pets or smoking will be at the expense of you, taken from your damages deposit, you are also liable for any further damage costs over the damages deposit. .
  • Damage deposit – In making a booking you accept responsibility for any theft, breakage or damage caused by you, pets or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. A security deposit of £200 is required and will be returned within 7 days of the end of your holiday, less the cost of damage/breakages.
  • Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let the owner know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.
  • Please do not move any furniture from one room to another.
  • Please remove shoes before entering the house.
  • Please lock the doors and close the windows when you leave the property unoccupied.
  • Please make sure you switch off lights, heating, air conditioning or any electrical appliances when you go out – we’re an eco-friendly holiday home.
  • The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
  • Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement or will be charged to you.
  • The client may in no circumstance re-let or sublet the property, even free of charge.
  • The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds or hot tub/pool.
  • No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service.
  • The owners are not responsible for the loss of any personal belongings or valuables of the guest.
  • All inventory items must remain in the property and not be taken to another property/beach/pool/picnic
  • Swimming pool – The holiday parks swimming pool is open from 9am to 4pm daily. Please respect these timings out of respect for our neighbours. 
  • Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision. There is a 1-1 adult child ratio for children of 8yrs and below and should be occupied by an adult (over 18)
  • Please park your vehicles in the designated parking space, ensuring cars do not block access to other properties. Parking is limited to 1 vehicle and any extra cars should be parked at Holiday Park Reception. 
  • Please respect the community and try to keep noise levels to a minimum, especially between 10pm and 8 am.
  • We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
  • Barbecue – please do not bbq on the decking, they should be done away from the caravan, gas bottles and on concrete ground.
  • Candles are not allowed inside or outside the property 
  • Check-out – checkout is by 10am, please empty bins, clean dirty dishes, and lock the property & put the key back in the key safe, swivelling the numbers to protect our personal code.
  • Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to the owners and we will endeavour to put matters right. Any complaints not reported to the owners at the time and only reported after the guest has returned from holiday will not be considered by the proprietor.
  • We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
  • This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.
  • No refunds will be issued if you need to depart the holiday home before your check out date. 
  • The holiday park facilities are available for your use (ie outdoor pool (seasonal), play parks, crazy golf, fishing lakes, piskie inn bar, and food takeaway trucks (seasonal) during your stay, however we hold no responsibility for these not being open/usable to you during your stay. 
  • You may NOT use our holiday home to charge your Electric vehicle, and anyone caught doing so, will be liable for the cost incurred and you will be asked to leave the holiday home – with no refund of stay. 
  • As of 2023, the Government made sure all small Holiday lets complied with the Fire safety act, as part of this we have displayed a ‘Fire Proceedure’ in the kitchen, there is also red Fire Policy/procedure folder, a fire testing equipment book and a mains charging Flashlight, which is situated in the Kitchen, please do not unplug it, remove it or use it unless its an emergency – failure to comply with this could result in danger to life and you paying to have these repurchased.
