About the Property

A warm welcome and a cream tea await your arrival at Badgers Holt which is a modern bungalow built on the site of the old dairy at Buller Farm.  It is all on one level inside but there is a step up at the front door and stone steps from the terrace up to the lawn.  Inside there are two bedrooms, one with a king-sized double and the other with two single 3 ft beds, these are zip link so that they can be put together if there are two couples booking. There are televisions in each bedroom which take DVDs.

The fully tiled bathroom has a full-sized bath plus a walk-in shower.

The kitchen has a built-in oven and conduction hob, microwave, dishwasher, fridge with a freezer compartment in it. All utensils you would expect to find in a modern kitchen.  The washing machine and tumble dryer are located in the cupboard in the lobby.

The sitting area has two 3 seater leather settees, tv with DVD player and a new generation wood burner effect gas fire which is difficult to tell apart from a real log burner apart from no mess. There are 15 books on Cornwall’s gardens, walks, history etc., plus a basket of leaflets of attractions.

There are glass doors leading to a sun trap terrace with seats and table. Steps leed up to the lawn where there are a picnic table and benches,  a rotary washing line and swingball game. The garden is enclosed and private.

The badgers visit every evening and can be seen foraging for peanuts and eggs put out by Anne. There is a huge variety of birds visiting the feeders and when accompanied by Anne or Graham you are welcome to visit the horses, ducks, chickens and geese.

The drive leads straight out onto bridleways which traverse across Cornwall from North to South Coasts. Ideal for walkers or cyclists.

All bedding and towels are supplied.

Booking Terms & Conditions

Badgers Holt general terms.

Bookings are taken for 7 nights, Saturday to Saturday.

25% of weeks rental due on booking with the remainder due 8 weeks prior to stay.

No stag or hen parties.

Badgers Holt is a non-smoking property and no pets as we have many guests with allergies.

 

 

The following terms and conditions are a requirement of our insurance, a copy of which will be sent to you for signing on booking.

 

Terms and Conditions for the rental of Badgers Holt for the period of             weeks         from                      to

 

Badgers Holt  (the Property) is a non-smoking holiday let. Smoking is only permitted in the back garden of the  Property.

All offers of bookings are subject to availability.  The booking will be for a  maximum of 4 people.  No stag or hen parties are accepted.  Anne Wills and Graham Kelland (the Owners) reserve the right to refuse any booking prior to the issue of your written confirmation. Written confirmation of your booking will be issued once the deposit, or if less than 8 weeks prior to the booking, the full amount has been received by the Owners.

When booking your holiday you should pay in full or if more than 8 weeks before the date of your holiday, you should pay 25% deposit, the remainder is due 8 weeks prior to your holiday.  Payment should be made by electronic transfer or by cheque.  If paying by cheque please allow 7 working days for post and bank clearance.

If for any unforeseeable reason the Owners have to cancel the booking (due to damage to the Property etc.) the Owners will refund the amount paid in full, minus agents fees, at the earliest opportunity or offer a different date if available, whichever you prefer.

Cancellation must be made in writing.  Full payment is still due. If we are able to resell the holiday we will reimburse you. As cancelled holidays must be paid for, we strongly advise you to take out holiday cancellation insurance.

The Owners shall have no liability for any death or personal injury, unless due to negligence of the Owners.  You are reminded that the rear garden is for your use and that the farm is a working equine yard and for safety reasons you must not wander around unless accompanied by the Owners.

Please ensure that the Property is locked and secured whenever you leave it.  You must take all necessary steps to safeguard your personal property.  No liability is accepted by the Owners in respect of loss or damage to personal property.

Arrival time is at anytime after 3 pm and departure by 10 am. With the change over day being Saturday unless otherwise agreed with the Owners. Please contact the Owners with an estimated time of arrival.

The washing machine and dryer are supplied for the sole use of  Badgers Holt guests for their own personal clothing, please do not abuse this by washing clothes of friends/relatives who live in Cornwall.

You and all members of your party agree to keep the Property clean and tidy and to leave it in a similar condition as that in which you found it on your arrival.  You also agree not to use the Property for any commercial use or to sub-let it.  You are responsible to the Owners for the cost of any breakage or damage in the Property.

The Owners are free to refuse to hand over or to repossess the Property, if the    Owners reasonably believe that damage has or may be caused by any member of the holiday party.  In such circumstances, no money in respect of the booking will be refunded and the Owners will be under no obligation to find you alternative accommodation.  You must not allow more than 4 people to occupy the Property.

You must allow the Owners or any representative of the Owners access at any reasonable time for maintenance.  In cases of emergency, the Owners may enter the Property at any time without giving prior notice.

All personal information held by the Owners will be held solely by the Owners in accordance with the Data Protection Act and shall not be passed on to any third party.

Your statutory rights are not affected by anything contained in these Terms and    Conditions
