About the Property

Our lovely caravan  sits on one of the most sought after pitches in the whole holiday park, just under three minutes’ walk (I’ve timed it!) from the beach.

I wrote the lengthy description (below) for our first year of advertising and letting the caravan in 2022. You may find it helpful still, but now we have had visitors, I thought the best possible testimony comes from their comments in our Guest Book. So, don’t take our word for it – just enjoy these rave reviews! The following is my original description.

Tern 1 has a large wraparound deck where you can eat al fresco, perhaps enjoy a barbecue, and watch the sunset with a lovely glass of something chilled. In fact, the L-shaped decking means you can lounge in sunlight from dawn to dusk.

Inside, you’ll find double-glazing, central heating and a glowing electric fire, which means you need never feel chilly at any time of the year. (All utilities are included in the price.) There’s a main bedroom with a king size bed and en-suite, plus a twin bedroom. The caravan is ideally suited for four people, but it can sleep six with the additional use of the pull-down sofa bed in the lounge.

Outside, there is so much to explore.

Wells beach is renowned as the annual stopover for colonies of grey seals, as well as being a paradise for dog lovers – and dogs. The main beach is set aside for dog-free holidaymakers, but that leaves a vast area of sandy beach where dogs are welcome. Even in high season the enormous beach – backed by a maze of tall sand dunes and the glorious pine woods which give their name to the holiday park – just swallows up all visitors. You will always be able to find a stretch of sand just for yourselves. Walking west, Wells beach merges with the equally lovely Holkham beach (we all know the final scenes from ‘Shakespeare in Love’). The tidal range is incredible, but it’s always possible to swim in the sea. The beach has earned a Seaside Award from Keep Britain Tidy for being one of the best in the country for its high quality.

The salt marshes between Wells and Holkham provide excellent opportunities for birdwatching. If you follow the coast path, which runs parallel with the beach (but to the left of the pine woods on the landward side), you will discover the Lookout. This attractive wooden-framed circular building is a cafe and bird hide combined, with binoculars, bird books, dogs’ water fountain – and clean toilets! It’s about a thirty minute stroll each way from the caravan.

Walkers are spoiled for choice, with walks of varying length, both linear and circular, nearby. In fact, the long-distance Norfolk Coastal Path, which runs 83 miles from Hunstanton in the west of the county to Hopton-on-Sea in the east, passes right through the beach car park. You could choose any stretch of the path on the north Norfolk coast and use the frequent and reliable bus services (formerly known as the ‘Coasthopper’) to take you to your start point then back to Wells – no need for the car! Wherever you decide to walk, you will soon understand why the whole of the north Norfolk coast is designated an Area of Outstanding Natural Beauty.

Similarly, there are numerous bike rides in the area – the National Cycle Route No. 1 passes through Wells – which you can explore for yourself, or join in organised events such as ‘Ride North Norfolk’, which takes place each August and offers routes from 15 to 100 miles. Anyone cycling in this part of the county will know that Noel Coward got it wrong when he declared Norfolk ‘very flat’, but this part of the county is criss-crossed with numerous tiny rural lanes to explore.

The town of Wells itself has a wonderful character – both seaside resort and working harbour. The narrow sea channel, called The Run, which floods and empties twice a day is dotted around with colourful moored yachts, while the quay is where you will find a small fleet of fishing boats, landing mostly crabs and lobsters. In the summer months you can join a local fishing boat for a few hours offshore, fishing for mackerel and herring; or take a boat tour of the harbour. Little ones will want to try their hand at crabbing with line and net from the quayside. There is a children’s play area next and an old-fashioned amusement arcade at the end of Beach Road.

You could while away many happy hours delving into the many independent shops which line Staithe Street or wandering around its lovely alleys and side-streets. Also on Staithe Street is the recently renovated Maltings building – a theatre, cinema and arts & crafts centre with a packed year-round programme of events and activities. Further along, The Buttlands is an attractive semi-circular green where you will find two of the best pubs for dining out: the Globe Inn and the Crown.

If you want to cater for yourselves, the family-owned Howells bakery, butcher, greengrocer and deli are all on the same street. You can buy locally caught seafood (and samphire, in season) from Frary’s stall on the quayside. But there are plenty of restaurants and cafes to choose from when you want to eat out – and you will have to decide for yourselves whether you prefer the fish and chips from French’s or Platten’s!

For convenience, there is a well-provisioned Co-op store in the town and a self-service petrol station.

One highlight of the year is Wells Carnival Week, which has been running for well over 90 years. The Carnival is a week of family fun and events including a Carnival Day procession around the town featuring floats, fancy-dress, pull-and push-along vehicles and much more. Traditional seaside activities include a sand-castle competition, town crier competition, gillying (crabbing) on the quay and the crowning of the Carnival Royals. It runs from the last Friday in July to the second Sunday in August.

NB The wi-fi signal is variable, in spite of the booster in the caravan and its proximity to the nearest mast. When the park is very busy, it can be difficult to connect at peak times of the day. Until the day comes when fibre reaches Pinewoods, the wi-fi should be used for emailing and web-browsing. Streaming and other bandwidth-heavy activity are frankly impossible.

The caravan is let for a week at a time during the park’s open season (roughly from Easter to the following New Year), but we will gladly accept short term break bookings outside of the peak periods. You can book either Friday – Monday or Monday – Friday, or simply contact us to discuss your wishes.

NO SMOKING in the caravan! No disposable BBQs on the decking.

Each holiday booking requires a deposit of £100 (regardless of the duration), with the balance due six weeks before the holiday start date. Deposit refunds are at our discretion.

Bookings made within six weeks of the start date must be paid in full at the time of booking.
