Perfect for families and couples we are located in a quiet and well maintained park but only 2 minutes stroll to eateries, amusements, diner, fish and chip shop, convenience store and amenities on Newport Road including club houses (open to non-residents) in a traditional seaside village.

About the area
The main strip on Beach Road has many amenities including fairground rides, pubs, bakeries, clubs, take aways and restaurants, shops, soft play, gift shops, trampolines, adventure golf, yacht club, go karting, pubs and other family clubs, many amusement arcades and all you could want from the happy buzz of a seaside village. Head south to Scratby beach, an ideal place for walkers, along the sandy dunes the beach stretches along the coast for many miles in either direction or further south still, visitors can walk to the town of Caister-on-Sea, or even to Great Yarmouth if your feeling adventurous. Heading north you can visit Winterton Dunes National Nature Reserve or see the seals who favour Horsey Gap, your choices are endless.
There’s nearby Hirsty’s family fun park Hemsby Mega Maze but you can adventure further with all the many things that Great Yarmouth has on offer which is just under 15 minutes away. The Golden Mile, beachside promenade with amusements and endless food and drink establishments, as well as the Pleasure Beach fun fair, the brand new Marina Centre (opened in 2022), Wellington and Britannia Piers with shows and entertainment, Pavilion Theatre, Joyland, Pirates Cove, Great Yarmouth EYE Observation Wheel, The Hippodrome Circus. Other attractions include Burgh Castle, BeWILDerwood, Roarr, Pettitt’s Animal Adventure Park, Thrigby Hall Wildlife Gardens, Sea Life, Buoyancy Bikes, Merrivale Model Village, Africa Alive, Jurassic Journey, Potter Heigham, Time & Tide, lots of historical attractions and museums, racing stadiums and so much more!
If you like to shop Great Yarmouth has most high street names, in the shopping mall, main shopping street, market, the beach front shops and retail parks. If you didn’t fancy driving into Great Yarmouth the bus goes from the end of Newport Road (the site is on Newport Road) with regular open top buses too!
Also within easy reach are the beautiful Norfolk broads, which we love! You can hire and navigate your own boat or go on a beautiful sunset cruise or sunny daytime cruise spotting all the wildlife and interesting properties travelling along the water (photos on our Facebook page).
There is also historic Norwich city centre, which is great for shopping and entertainment.

Please read these terms carefully as they set out our respective rights and obligations
There will be a contract between you and Sunflower Holidays, when we send you a booking confirmation. These terms are part of your contract with us. The person making the booking accepts the contract on behalf of all members of your party and is responsible for the full payment of the booking. We can’t accept bookings from anyone under the age of 21.
WHAT YOU NEED TO KNOW BEFORE YOU BOOK
When you book you need to give the names and ages of everyone in your party, including children. Only those people on your booking can occupy the holiday home. You will also be required to provide your address, your email address and telephone number.
We do not allow “party groups” including stag and hen parties or other groups or associations. Family groups and couples only
Our accommodation is NON-SMOKING and NON-VAPING, please do not smoke or vape inside, occupants may smoke outside but we request that you please close the door and windows if smoking nearby.
PETS ARE NOT ALLOWED

YOU ARE NOT PERMITTED TO CHARGE YOUR ELECTRIC CAR OR VEHICLE USING THE HOLIDAY HOME ELECTRICITY
The site uses CCTV for crime prevention and safety
Only those who are listed and named on the booking may occupy our holiday home during your stay. The total number in your party (including children and babies) must not exceed the 6-Berth capacity of the holiday home. If you have less than six guests and would like an additional guest(s) to join you overnight this can only be done with express permission from Sunflower Holidays
BOOKING & PAYMENT
To secure your booking we require a £75 booking & damage deposit, in case of accidental damage or breakages, this deposit is fully refundable upon inspection of the caravan after your departure, this will be refunded within 7 days of your departure.
The balance of your holiday must be paid 4 weeks before the start of your holiday, if you book less than 4 weeks ahead, you agree to pay the full amount plus the £75 booking/damage deposit.
Payments are to be made by bank transfer with a reference of your name on your booking. Once your deposit has been paid, a booking confirmation will be sent via email. Once the full amount has been paid for your holiday, we will send confirmation.
If you need to make changes to your booking, please contact us as soon as possible and we will try to accommodate your changes but this will depend on the nature of the change and availability.
BED LINEN
We offer a bed made up service if required. This includes the main double bed and twin single beds. We can provide some additional bedding for the pull-out bed (for guests 5&6) if required but this will need to be made up by guests as this is a pull-out sofa bed.
YOUR ARRIVAL
We will contact you to confirm how you will gain access to our holiday home before your holiday commences
Check in time : 4pm onwards
Check out time : by 11am
*Early check in/later check out may be available (and often is), it will be dependent on other guest departure/arrival and availability to clean. This must be arranged with as much notice as possible to allow time to organise cleaning in between guests and may not always be possible.
BEHAVIOUR ON THE SITE
Please ensure your behaviour is not noisy, offensive or likely to cause any harm or upset to other guests, staff or property at the holiday park. Please be considerate of other guests in the holiday park. If we feel your behaviour is illegal, offensive, disruptive or inappropriate or is disturbing other guests we will ask you to leave and no refund will be given. Also, in turn if you experience any of the above behaviour from other guests on the site, please advise us (with the caravan address) and we will notify site management.
DURING YOUR STAY
Our accommodation is non-smoking. Smoking and the use of E-cigarettes is not permitted inside the caravan. If you do smoke in our accommodation, you will be required to pay an additional fee of £80 for deep cleaning.
*You are not permitted to charge your car using the holiday home electricity.
There is an EV charging point facility on site to charge electric vehicles.
The terms and conditions of the site explicitly forbid the charging of electric vehicles via a regular three-pin plug into a domestic socket or using a lead trailing across the grassed area to our property through windows or doors. Despite the lead being a tripping hazard to other guests in the park, charging could cause power loss to neighbouring caravans and is a potential fire risk. Our insurance does not cover guests plugging in their electric vehicles and any claims of loss will not be covered.
In addition to the EV charging port provided onsite for your convenience there are also options to charge at RICHARDSONS in Hemsby, SEADELL Club in Hemsby, TESCO in Caister and there are others in the area.
We reserve the right to enter the accommodation for urgent maintenance purposes or in emergency circumstances.
You are responsible for your personal possessions in the holiday home and we aren’t responsible for any loss or damage to these. If you leave personal possessions behind at the end of your holiday, we’ll try to return them but are not responsible for them.
You must comply with the site speed limit of 10mph at all times and parking and traffic regulations on the park.
E-scooters, Quad bikes, Segways, hoverboards, and similar aren’t allowed on the park.
Any breakages, damage or deep cleaning required or unusual or excessive utility use will be taken from your deposit.
You must adhere to the park rules set out by Sundowner Holiday Park (listed below)
Breach of Terms and Conditions
We reserve the right to ask you and your party to leave our holiday home, if you or any member of your party breaches any of our terms and conditions and you will not receive any refund.
YOUR DEPARTURE
At the end of your holiday please leave everything in the clean and tidy condition you found it. We ask that guests deposit all their refuse in the bins provided at the park.
Please check all windows and doors are locked on departure and the caravan is secure. Please turn off all electrical and gas appliances before you leave, but please leave the fridge on for the next guests. Please shut all curtains and blinds. If anything is accidentally damaged during your stay, please let us know by calling us so we can arrange for items to be replaced or repaired for the next guests. Any breakages, damage or deep cleaning required will be taken from your damage deposit.
Please also turn off the boiler before you leave, if you need help with this please just ask. If guests are arriving the day of your departure, we will advise you to leave the boiler on.
CANCELLATION TERMS
If you cancel your holiday more than 70 days prior to the holiday start date, you will receive a refund of monies paid, minus the cost of your deposit.
CHANGES TO BOOKINGS
If you want to change your date after you have booked your holiday, please contact us as soon as possible via email or telephone and will try our best to assist but we cannot make any guarantees as it will be dependent on availability we have. We will where possible try to accommodate changes to your holiday dates, it may incur additional costs as different dates may have variable costs. Please note this will incur an administration fee of £40. Please note that all requests to change your booking must be made by you (the lead guest) only. The request should be made as soon as possible

We may change our terms and conditions from time to time. If we do, we will notify you by email.
