Perfect for families and couples we are located in a quiet and well maintained park but only 2 minutes stroll to eateries, amusements, diner, fish and chip shop, convenience store and amenities on Newport Road including club houses (open to non-residents) , two very close by and many more a little in a traditional seaside village.

About the area
The main strip on Beach Road has many amenities including fairground rides, pubs, bakeries, clubs, take aways and restaurants, shops, soft play, gift shops, trampolines, adventure golf, yacht club, bowling, go karting, pubs and other family clubs, many amusement arcades and all you could want from the happy buzz of a seaside village. Head south to Scratby beach, an ideal place for walkers, along the sandy dunes the beach stretches along the coast for many miles in either direction or further south still, visitors can walk to the town of Caister-on-Sea, or even to Great Yarmouth if your feeling adventurous. Heading north you can visit Winterton Dunes National Nature Reserve or see the seals who favour Horsey Gap, your choices are endless.
There’s nearby Hirsty’s family fun park Hemsby Mega Maze but you can adventure further with all the many things that Great Yarmouth has on offer which is just under 15 minutes away. The Golden Mile, beachside promenade with amusements and endless food and drink establishments, as well as the Pleasure Beach fun fair, the brand new Marina Centre (opened in 2022), Wellington and Britannia Piers with shows and entertainment, Pavilion Theatre, Joyland, Pirates Cove, Great Yarmouth EYE Observation Wheel, The Hippodrome Circus. Other attractions include Burgh Castle, BeWILDerwood, Roarr, Pettitt’s Animal Adventure Park, Thrigby Hall Wildlife Gardens, Sea Life, Buoyancy Bikes, Merrivale Model Village, Africa Alive, Jurassic Journey, Potter Heigham, Time & Tide, lots of historical attractions and museums, racing stadiums and so much more!
If you like to shop Great Yarmouth has most high street names, in the shopping mall, main shopping street, market, the beach front shops and retail parks. If you didn’t fancy driving into Great Yarmouth the bus goes from the end of Newport Road (the site is on Newport Road) with regular open top buses too!
Also within easy reach are the beautiful Norfolk broads, which we love! You can hire and navigate your own boat or go on a beautiful sunset cruise or sunny daytime cruise spotting all the wildlife and interesting properties travelling along the water (photos on our Facebook page).
There is also historic Norwich city centre, which is great for shopping and entertainment.

Booking/damage deposit is £75, holds your date and is refundable after your stay, if no damages or breakages

Sundowner Holiday Park Rules
No parking or driving on the grass, other than where permitted i.e. next to your caravan when conditions allow
Not to obstruct any pathway or roadway
No camping overnight on any part of the Sundowner Park
No cycling, roller skates/blades, skateboards or scooters in any pedestrianised area or pathway
No four-wheel Go-Karts or four-wheel bikes allowed on the Park
No ball games in communal areas
Not to create any loud noise or disturbance
No washing lines to be put up on the Park
Not to commit any criminal act on the Park
Not to commit any acts of vandalism or cause a nuisance or annoyance to any person on the Park
Children to be supervised properly so that they are not a nuisance or danger to themselves or others
No climbing over perimeter fence or climbing trees or climbing onto chalet roofs
All household rubbish to be placed in the communal waste bins located around the Park
Not to deposit litter on the Park, litter to be placed in the litter bins provided
Not to carry out any trade or business on the Park without Sundowner Ltd’s consent
BBQs are not permitted as they pose a high fire risk to holiday homes
E-scooters, Quad bikes, Segways, hoverboards and similar are not allowed on the Park
You are not permitted to charge your electric car or vehicle using the holiday home electricity
To obey all local byelaws
To carry out and observe all the regulations which Sundowner Ltd may from time to time make for the good order of the Park
The number of guests staying must not exceed the berth of the caravan or chalet (eg 6-berth, maximum 6 guests, 4-berth maximum 4 guests), no exceptions
All chalet/caravan owners must ensure that all their holidaymakers are made aware of and abide by the site rules
