About the Property

Our 3 Bedroom Caravan situated at Hopton Holiday Village. It is a 2 minute walk from all the facilities and a 3 min walk to beach. We are pet friendly and offer reasonable rates.

This will be our first season renting it out and we hope to offer a home from home experience.

Caravan details:
Spacious lounge with a curved tv and electric fire
Central heating and double glazed
Fully equipped kitchen with full size oven, microwave and toaster.
Family shower room with toilet and separate toilet with basin.
1 x double bedroom and 2 x twin rooms.
Bedding is provided but you will need to bring duvet covers, bed sheets and pillow cases. (This can be provided at an extra cost).
We are pet friendly and will provide cleaning equipment, t-towels, hand towels and leave you complimentary tea, coffee, sugar an and milk for your arrival.
We have a BBQ available for you to use, as well as an outside seating area.
You will require entertainment passes to use Havens facilities and these can be purchased from reception.

Please note that a £50 deposit will be required on top of the booking price. This will be refunded after your stay once the caravan has been checked over.

Booking Terms & Conditions

TERMS AND CONDITIONS
BY SENDING THE BOOKING FORM & MAKING A DEPOSIT PAYMENT, YOU ARE CONFIRMING YOU AGREE TO ALL THE T&Cs LISTED BELOW.
YOUR BOOKING:
By sending the booking form, you are giving your consent to accept ALL terms and conditions listed. It is the lead parties responsibility to ensure all party members are aware of them and adhere to them.
Failure to disclose all relevant information on your booking form, failure to return the booking form, or non-compliance with the terms & conditions, will result in the termination of the reservation. The booking cannot proceed without the returned booking form; should you fail to return the booking form within 1 week this will result in the termination of the booking – the deposit will be non-refundable as the terms & conditions have not been met by you.
Although the caravan is an 8-berth, reservations for over 6 people are completely discretionary and your booking may be unable to proceed based on the total number in your party. If there should be a problem, you will be informed of this as soon as possible.
Your booking is non-transferable.
ONLY those named on your booking form are permitted to stay overnight in the caravan. Spot checks may be made by someone appointed on site to ensure this is adhered to. Should this not be the case, you will be required to leave immediately, you will not be entitled to a refund and the deposit will be non-refundable.
Day visitors are permitted, but unless they are named on the booking forms they are NOT permitted to stay overnight.
If alterations need to be made, you will receive a new booking form and will be required to re-send it for the reservation to proceed.
DEPOSIT:
You are required to forward the stated deposit within 7 days before your booking can be confirmed. By sending the booking form, you are accepting the following:
The additional £50 damage deposit secures your required dates.
By paying the deposit, you are accepting the terms and conditions.
Should the caravan be left in an untidy or dirty condition, you may forfeit some, or all of the deposit. Under these circumstances, photographic evidence will be taken where possible and forwarded to you.
On your departure, if the caravan has been left in an acceptable condition and no damage or breakages have occurred, the deposit will be returned to you within 10 working days from date of departure. Your Bank details will be required to enable us to refund the damage deposit to you.
Should you leave the caravan in an unacceptable condition, or should ‘unexplained’ damages be found after your departure, the right is reserved to display photographs on the caravan’s official website and other social media pages. Your names will not be published, but your holiday dates will be.
The right is reserved for names and home area to be added to the ‘Private Owner’s Blacklist’ which is UK-wide and could prevent further future private rentals.
PAYMENT:
By returning the booking form, along with payment of the deposit, you are accepting the quote given and shown on your booking forms.
You can pay the balance in any amount, at any time to suit you, before the deadline for final payment, once the booking has been confirmed. You will receive a current balance statement with every cleared payment made.
Payment can be made via bank transfer. Full payment details will be forwarded on request.
NON-PAYMENT:
By returning the booking form, you are agreeing to the following non-payment clause:
The final balance MUST be paid and cleared in full by the due date specified. Should any of the balance remain outstanding by 5pm on the due date, your reservation will be cancelled, the deposit and any monies previously paid will be non-refundable due to non-compliance with the terms and conditions.
CANCELLATION:
By returning the booking form you are agreeing to the following cancellation clauses:
Please notify us immediately should you wish to cancel your booking for any reason.
Should you cancel 6 weeks or more before your arrival date any payments paid will be refunded.
Should you cancel in 0 – 6 weeks of your arrival date any payments made will not be refunded.
If you have not arrived on site by 10am on the day following your due arrival and have not made contact to confirm when your arrival will be, it will be assumed that the booking is cancelled and the total holiday cost & the damage deposit will be forfeited.
Should you decide to leave your holiday early, no refund will be applicable.
DAMAGE & BREAKAGES:
By returning the booking form, you are agreeing to be held liable for any (& all) amounts of damage, excessive cleaning and breakages during your stay.
The caravan is thoroughly checked prior to your arrival. If any problems are found that cannot be rectified before your arrival date, you will be notified immediately where possible, along with the details in place for repair. If this affects your stay, you will be notified accordingly and be fully refunded, or given the opportunity to book a suitable alternative date at the same price as the original agreement, subject to availability.
Should any damages or breakages occur during your stay, you MUST notify us immediately. You are liable for any repair or replacement costs applicable. This will be deducted from the damage deposit paid, or you can replace yourself on a like-for-like basis.
Should any damages or breakages be found after your departure, you will be notified of the details as soon as possible and you will be forwarded photographic evidence where possible. You are liable for all repair and replacement costs, which will be deducted from the damage deposit.
Should repair or replacement costs be greater than the damage deposit paid, you will be held liable and will be invoiced accordingly. Should the invoice not be paid, legal action will be taken to recover the costs involved and you will be held liable for the legal costs incurred.
Should any damage or breakages affect subsequent bookings in any way, you will be held liable for any refund costs to other guests and will be invoiced accordingly as soon as possible after your departure date. The invoice will be required to be paid in full within 14 days of its date. Should the invoice not be paid, legal action will be taken to recover the costs involved and you will be held liable for the legal costs incurred.
Should any ‘accidents’ such as urine, blood or food stains occur to any linen or mattress/pillow protectors provided during your stay, you are expected to launder these on site as soon as possible and certainly before departure. These are obviously regularly laundered in-between guests, but this sort of ‘soiling’ is expected to be dealt with by you as soon as possible. There is a launderette on site for your use. The charges for any additional or badly-soiled laundering after your departure is £20.00.
Details of any existing damage, soiling or missing items not caused by you should be communicated by email to theboltonsathopton@gmail.com within 24 hours of your arrival. If we are not informed within this period, you may be held responsible for this damage and may forfeit some or all of your damage deposit.
YOUR HOLIDAY:
By returning the booking form, you are agreeing to the following inclusions and exclusions regarding your stay:
Your holiday is on a self-catering basis.
All utilities (gas, electricity, water) are included in the overall cost of your break on a fair-use basis. Any excessive use of gas or electricity will be charged for.
Electric/Hybrid vehicles MUST NOT be charged from the caravan as this is against the site rules and may cause the electrical systems to trip. It is classed as excessive use of electricity for which you will be fined.
You will have full use of all the items provided in the caravan.
All items and appliances within the caravan are used at your own risk.
CHECKING IN & OUT:
By returning the booking form, you are agreeing to the following:
You will be informed of the earliest arrival and latest departure times within the week leading up to your arrival. This will be dependent on other bookings, but it will be endeavoured to give you the longest time possible on the site.
The times you will be given are non-negotiable.
Should you arrive early, it is highly unlikely that you will be able to access the caravan before your specified check-in time.
Should you depart later than the specified check-out time, you may forfeit part or all of the damage deposit, as this will affect the arrival of any subsequent bookings. If you are relying on transport that has been delayed, you must vacate the caravan at the specified time and arrange to meet your transport elsewhere on site.
KEY COLLECTION:
By returning the booking form, you are agreeing to the following:
Details of key collection and return will be advised.
The keys MUST be returned as per instructions at the specified departure time, or you may forfeit part or all of the damage deposit.
You will be held liable for any loss of keys and the cost of lock and key replacement should this occur.
SAME SEX GROUPS / AGE LIMIT BOOKINGS:
By returning the booking form, you are agreeing that you understand and accept the following:
The site has certain limits on same sex groups: most UK holiday parks will not allow 3 or more same-sex persons to occupy one caravan. This does not apply to same-sex couples, nor would it prevent family members from being able to book (eg. Grandmother, mother, daughter). These ‘rules’ are simply to prevent large groups of same-sex parties (hen and stag nights) from occurring on site, as it is a family-orientated holiday at all times.
The lead party has to be 25 years of age at the point of booking.
If the lead party is 25 years of age, but the remainder of the party is younger, with the exception of single parent families, your booking cannot be accepted.
Rights are reserved to refuse your booking based on the ages of your group. You will be advised as soon as possible should there be a problem with your booking requirements.
USE OF THE CARAVAN:
By returning the booking form, you are agreeing to the following:
You are not permitted to allow other holiday-makers or visitors that are not on the booking form to stay overnight.
Noise nuisance will not be tolerated. Excessive noise or loud music after 11pm will not be tolerated.
Illegal substances of any kind will not be tolerated, under ANY CIRCUMSTANCES. You will be required to leave immediately if any reports are made of such usage, in or around the caravan during your stay. ANY illegal substance is NOT permitted to be kept in or around the caravan at any time. The damage deposit paid will immediately become non-refundable should ANY evidence of this be found and the incident, along with your full details, will be reported to the local Police services.
You are expected to respect the property and its contents at ALL times and may forfeit part or all of the damage deposit if this is not adhered to.
CHILDREN:
By returning the booking form, you are obliged to adhere to the following:
Children MUST remain the responsibility of their parents or carers at ALL times.
Any child under the age of 8 years MUST be accompanied by an adult at ALL times.
Should they take part in any of the activities on site, please be aware that site staff are NOT responsible for them during this time and any activity should not be viewed as childcare.
You MUST ensure your children are aware that they must always obey the instructions given to them by the FunStars team, Sports Instructors, Lifeguards and other staff on site – which are only in place for their safety and well-being.
Your children are expected to be polite to all site users and staff at all times. You may be asked to leave site immediately should this not be the case and the damage deposit will be non-refundable.
PETS:
Dogs are allowed in the caravan and on site,( Certain breeds are not permitted). Please note that there is a max of 2 dogs, and that any soiling will result in the loss of your security deposit. Throws will be provided please ensure these are put onto the lounge chairs.
We can provide a dog crate and would highly recommend using one

SMOKERS:
By returning the booking form, you are agreeing to the following:
In accordance with current legislation, as from 1st July 2007, all facility buildings are non-smoking areas.
STRICTLY NO SMOKING within the caravan or on the decking.
SAFETY:
By returning the booking form, you are agreeing to all of the following safety rules:
NO candles are to be used inside the caravan at any time.
Under NO circumstances are BBQs of any kind permitted inside the caravan.
Outdoor BBQs are permitted, but a responsible adult MUST be present at all times. You MUST ensure they are suitably extinguished before leaving them unattended. And cleaned before departure.
SECURITY:
By returning the booking form, you are agreeing to the following:
ALL windows and ALL doors MUST be shut and locked securely when you are leaving the caravan unattended, even in hot weather. Failure to do so will immediately forfeit the damage deposit paid and you will be held liable for any incidents occurring as a result of your negligence.
Should you leave any of the caravans equipment or facilities unattended and unsecured outside of the caravan, you accept full liability for them.
PASSES:
You will require passes to access certain activities on site. By returning the booking form, you are agreeing to the following:
Entrance to the pools and waterslides will not be granted without a valid pass.
You may be asked to show your pass to gain entrance to the entertainment complex.
Should any member of staff ask to see your pass, you must produce it.
POOLS:
By returning the booking form, you are agreeing to the following:
No child under the age of 8 years, or non-swimmers under the age of 14 years, will be permitted in the pools without an accompanying adult.
One adult may accompany a maximum of 2 children at any one time.
You MUST show your pass to the pool reception staff to be able to use the pools and waterslides.
VEHICLES:
By returning the booking form, you are agreeing to the following:
There is a strict 10 mph limit on site which MUST be adhered to at all times to ensure the safety of children and visitors on site.
Drivers MUST hold a current driving licence for the vehicle being driven.
All vehicles on site MUST have a current MOT (where applicable), insurance and road tax.
You leave your vehicle and contents on site at your own risk.
No working vehicles are permitted on site, this includes (but isn’t limited to) pick-up trucks, vans and open-back trucks. Commercial vehicles are only allowed for the purpose of making deliveries, such as groceries.
No drink-driving is tolerate on site. Any reported incidents will result in you being immediately removed from the site, with no refund applicable, the damage deposit will be non-refundable and the incident will be reported to the local Police services.
SITE GROUNDS:
By returning the booking form, you are agreeing to the following regarding the site itself:
You are expected to respect all site grounds and will be required to leave immediately if this is not adhered to, with no refund and the damage deposit will be non-refundable.
UNREASONABLE BEHAVIOUR:
By returning the booking form, you are accepting the following:
During your stay, you are expected to respect our caravan, the site, the site facilities, its staff and those staying around you.
Should we be informed that there is excessive noise or unreasonable behaviour in the caravan, or that other holiday makers have been disturbed or that security/police have been called to the caravan, you will not be entitled to any refund as you have not adhered to the terms and conditions.
You will be asked to leave immediately if any unreasonable behaviour occurs from ANY member of your party that may impair enjoyment, comfort or health of any guests or staff. This includes, but is not limited to, verbal & physical abuse. You will not be entitled to a refund and the damage deposit will be non-refundable should these circumstances occur.
INFECTIOUS DISEASES:
By returning the booking form, you are obligated to adhere to the following:
Should ANY member of your party contract an infectious disease during your stay, you must either remain confined to the caravan, or leave the site to prevent the spread of infection.
No refunds are offered in these circumstances.
LICENSING LAWS:
By returning the booking form, you are agreeing to comply with the following licensing laws:
Alcohol will ONLY be sold to persons over the age of 18 and proof of age may be asked for.
You are NOT permitted to bring your own alcohol into the complex or bar area. Any products found will be confiscated immediately and you may be asked to leave the premises.
DATA PROTECTION:
By returning the booking form, you are agreeing to the following:
The information you provide on your booking form is held securely and dealt with in accordance to the General Data Protection Regulations (2018). By providing the information, you are giving consent for all party members to this.
Your information will not be passed on to any other parties at any point, unless legally required, or for the purposes of crime prevention.
You should be aware that some CCTV cameras are present on site for crime prevention and safety reasons.
COMPLAINTS:
By returning the booking form, you are agreeing to the following:
It is IMPERATIVE if you should have ANY complaint that contact is made immediately. All contact details are listed in the ‘Welcome’ folder within the caravan. Any complaints made AFTER your departure will not be considered.
Arrangements will be made straight away to rectify the situation. Should this not be possible, you will be informed of the date rectification can be made. Should this impair your break in any way, you will be informed of the % of refund you are due in lieu of the situation.
If the situation cannot be rectified to your satisfaction, you must NOT stay in the caravan and a full refund will be issued.
A FULL refund can ONLY be issued if NO overnight stay has occurred.
No responsibility is accepted for any arising situation which affects the entire site, such as loss of electricity/water.
LIABILITY:
By returning the booking form, you are accepting the following:
No responsibility is accepted for any loss or damage to you or your possessions during your stay.
You are strongly advised to seek your own travel insurance
