Valley View Lodge is situated atop its own, private ridge, at the end of a long drive, within the wonderful, 300-acre Kelling Heath Holiday Park, with valley views to all sides, making it the perfect place to relax and do as little, or as much, as you want, whilst surrounded by the beauty of nature and an abundance of wildlife.
Despite its rustic exterior, the lodge’s interior is contemporary, luxurious and comfortable, with stunning views over woodland valleys through the many full-height windows which flood the rooms with light. The colour schemes within the lodges’ rooms are designed to enhance feelings of relaxation, peace and calm and to blend in with the wonderful natural surroundings.
Briefly, the lodge comprises: entrance hall, spacious, open plan lounge, fitted kitchen and dining areas, large master bedroom with en-suite shower and large walk-in wardrobe, twin bedroom with built-in double wardrobe and family bathroom (bath with shower over). It is fully double glazed and centrally heated for comfort, with additional wall-mounted, back-lit fire in the lounge area. The kitchen and both bedrooms have Velux windows to watch the sky through, though, in the bedrooms, these have blinds in case you want to shut the stars out! There is free wi-fi in case you cannot leave tech behind for a few days and the back-lit tv in the lounge has a built-in DVD player, as does the television in the master bedroom.
In the kitchen there is an integrated gas hob and electric fan oven, integrated dishwasher, washer/dryer and wine cooler, large fridge-freezer and all the usual appliances you would expect, including microwave, toaster, kettle, cafetiere, etc. There is a set of cast iron cookware and saucepans if you decide to cook and plenty of crockery, cutlery/glassware & utensils, as well as kitchen gadgets to help with food prep.
The dining table seats 4 people comfortably, with a breakfast bar for 2 people right next to it. The full-height window beside the dining area affords views over the valley to the north so it almost appears as if you are eating in the tree-tops, whilst the lounge area has two large, sumptuous sofas, one of which is a very comfortable sofa bed in case there are 6 guests in total.
In keeping with Kelling Heath’s renowned eco-credentials, we have researched meticulously to find fixtures and fittings for the lodge which are recycled, upcycled or recyclable, cruelty-free and sustainable, therefore ensuring your holiday at the lodge has minimum impact on the environment. You will find very little plastic in the lodge other than that which has already been recycled or can be recycled at the end of its life. The attention to detail in the lodge is amazing! To mention just a few things: there’s a wide selection of wooden games to suit all ages; binoculars, plus birding guides & bird-watching log to record your sightings in; fully dimmable, energy-saving, flush ceiling lights in all rooms (those in the living areas are controllable in different zones); built-in, down-lit shelving in both bathrooms; infrared toilet flushing system in the family bathroom…the list goes on. For stargazers, Kelling Heath Holiday Park has ‘Dark Sky Designation’ making it a hot spot for those who watch the skies. It even has organised events when astronomers visit the Park and guide enthusiastic amateurs – see www.kellingheath.co.uk for further details.
In the site’s Village Square (5-8 minutes’ walk from the lodge) you will find a well-stocked shop selling many locally-sourced items and produce, plus gifts; the Fitness & Leisure Centre, with indoor (all-year) and outdoor (seasonal) swimming pools, spa pool, well-equipped gym, sauna and steam room; The Forge Bar & Terrace Restaurant (great food and lovely, helpful staff), Brackens Cafe (with seasonal, evening pizza takeaway available) and the Pavilion, home to live entertainments for all ages – see www.kellingheath.co.uk for details. There is also a laundry, cycle hire centre (Huff and Puff Cycles – seasonal) and children’s playgrounds, as well as various sporting activities such as tennis, table tennis and petanque. During the week there are various organised, nature or sports-related activities for children of differing ages (bookable once onsite) and, across the Park, there are nature trails, trim tracks, fishing and conservation ponds (including bird hide) and walking/cycling trails for the whole family to enjoy. Passes to use the Fitness & Leisure Centre are available once onsite from the F & LC Reception. For details of current rates please see the Kelling Heath website. The outdoor pool (May to September) can be booked through Eventbrite before arriving onsite. You will be given a code in order to do this once your lodge break is booked.
Locally, there is also much to see and do if you want to go off-site, with plenty of ideas provided within the lodge for you to read about. Weybourne beach is 1.3 miles from the lodge and the lovely town of Sheringham, with its beach, shopping streets and other amenities, is just over 3 miles east of the Park, and Cromer (famous for its crabs and lifeboats) a further 4 miles east of Sheringham. If you want to go off-site and leave the car behind, a short walk to the edge of the Park takes you to a station platform of the Poppy Line steam railway where you can take the train to Sheringham and then return via the lovely town of Holt, with its abundance of quaint, independent shops. That’s at least a day of your holiday sorted without any hassles finding car parking spaces! For golf enthusiasts, Sheringham has a lovely links course that should provide a decent challenge and some lovely views!
If you choose to spend time at the lodge there are large decked areas to sit on and enjoy the woodland views and wildlife from, including a main deck which is south-facing: perfect for sunbathing and/or eating al-fresco. (The decks have non-slip areas to make them safer to use when wet). There are other garden areas that have been left mainly wild so that they draw the wildlife in, especially muntjac deer, rabbits and the abundance of squirrels that occupy the woods. Down on the Village Square you can also visit the red squirrels as the Park is a committed member of the Red Squirrel Breeding Programme that aims to help increase numbers of these endearing creatures in certain areas of the UK. All planted bulbs and flowers in the lodge gardens are native woodland dwellers to complement the location.

Valley View Lodge is the most perfect setting to relax and unwind. The Lodge has everything provided to make you feel at home, lots of thought has gone in to sourcing natural elements which make the Lodge unique. The views are wonderful, and the park amenities are also a plus with Cromer and Sheringham just ‘around the corner’. We took the local steam train from Weybourne Station to Sheringham which was a treat. We will definitely be returning in the future.
These booking and hiring conditions (the “Conditions”) apply to all bookings made in respect of Valley View Lodge. The Conditions form part of a contract between the person making the booking (“You”/”Your”) and B. J. New/S. A. Reynolds (the owners of Valley View Lodge). For the purposes of these Conditions: (i) the “Total Hire Charge” is the total cost of Your booking including the Booking Deposit; (ii) the “Booking Deposit” is the deposit payable under Paragraph 1(a) or 1(b) (or deemed to be paid under paragraph 1(e)); and (iii) the “Balance of the Total Hire Charge” is the amount by which the Total Hire Charge exceeds the Booking Deposit.
When making a booking, You guarantee that You have the authority to accept, and do accept, on behalf of Your party the terms of these Conditions. Your contract with the owners of Valley View Lodge will exist as soon as the booking confirmation is issued. This contract is made based upon the terms of these Conditions, which are governed by English law and You can bring legal proceedings in respect of them in the English courts. If You live in Scotland You can bring proceedings in either the Scottish and English courts and if You live in Northern Ireland You can bring proceedings in either the Northern Irish or English courts.
(b) You may, if you wish, pay the Total Hire Charge at the time of Your booking (instead of paying only the Booking Deposit). If you only pay the Booking Deposit at the time of Your booking, THE BALANCE OF THE TOTAL HIRE CHARGE MUST BE PAID AT LEAST 42 DAYS BEFORE THE COMMENCEMENT OF THE HIRE PERIOD. In the event that payment is not received by such date, You will be deemed to have cancelled Your booking at the commencement of the 42 day period referred to in this paragraph 1(b) and the provisions of paragraphs 3 and 4 will apply accordingly. Where a booking is made less than 42 days before the commencement of the hire period the booking will only be accepted if You pay the Total Hire Charge
(c) Where bookings are taken from residents outside of the United Kingdom, payments will only be accepted by recognised Credit/Debit Cards
(d) If You opt to pay the Total Hire Charge at the time of Your booking, You will be deemed to have paid the Booking Deposit calculated in accordance with paragraph 1(a)
(b) Where bookings are accepted from parties under the age of 25, a security deposit of £100 per person is required (£400 minimum even if Valley View Lodge is occupied by fewer than four people). At the end of the hire period, the security deposit will be used to meet the cost of repair or replacement for any breakages or other damage or additional cleaning (if any) in accordance with paragraphs 11 and 14(a) below. If the cost of repair or replacement for any breakages or other damage or additional cleaning is less than the security deposit, the balance will be refunded to You. If the cost of repair or replacement for any breakages or other damage or additional cleaning is greater than the security deposit, You will be required to pay the excess to the owners of Valley View Lodge

If You have already paid the Balance of the Total Hire Charge in accordance with paragraph 1(b) or have paid the whole of the Total Hire Charge at the time of Your booking, the owners of Valley View Lodge will refund to You the percentage of the Balance of the Total Hire Charge not payable by You under the terms of the above table
(b) The owners of Valley View Lodge accept liability to You for personal injury or death caused by their provable negligence
(c) The owners of Valley View Lodge accept liability for any loss of or damage to any personal possessions or other physical property caused by their provable negligence, and scope of their authority shall be limited to the repair, replacement or reinstatement value of such personal possessions or physical property (whichever is the lowest)
(d) Subject to (b) and (c) above, if we fail to comply with these Conditions, we are responsible for any loss or damage You suffer that is a foreseeable result of our breaking this contract or our failing to use reasonable care and skill; however, we are not responsible for any loss or damage that is not foreseeable. Loss or damage is foreseeable if either it is obvious that it will happen or if, at the time the contract was made, both we and You knew it might happen, for example, if You discussed it with us prior to making a booking.
(e) In no circumstances shall the owners of Valley View Lodge have any liability to You or any other user of the Park for any damage, loss or injury caused by Your negligent acts or omissions, or those of any other user of the Park. The guidance provided to all guests of Valley View Lodge must be followed at all times. (Guests Welcome Folder)
(b) Parking: Valley View Lodge has parking for up to two cars to the side of the lodge, at the end of the private drive. Any additional vehicles must be parked on designated parking areas. No commercial vehicles are permitted on the Park
(c) Occupancy: maximum occupancy of Valley View Lodge is 6 (one king-size master bedroom; one twin room and one double sofa bed in the large, open plan lounge)
