About the Property

A spacious, welcoming detached family home located in a quiet cul-de-sac a few minutes walk from Truro’s city centre. This is our family home and has all the comforts needed in a base whilst you enjoy all that Cornwall has to offer.
There is ample parking, a south facing garden, entertainment inside and out for the whole family including a large sunk-in trampoline, basketball hoop, pool table, piano and 2 separate living areas with TVs and plenty of space for relaxing.

Brea House is a three storey detached house.
As you enter the house on the middle floor, the lovely high-ceiling landing welcomes you. There is a separate area off the hallway for shoes, coats and bags with an internal doorway leading into the garage (where the laundry facilities are located). This floor has 3 bedrooms; the king with en-suite shower room, basin and WC, a double bed room and a bunkbed room with a separate additional shower room including basin & WC. The stairs going up to the third floor landing leads to the 2nd living space with sitting room (TV), cloakroom and then through to the 2nd double bedroom with en-suite bath. This floor has sloping ceilings and with a short corridor (5ft 7″ high) to the bedroom.

Back down the two flights of stairs leads you to the living space with an open plan ‘chilling’ room with the pool table. To the left, is the large family living room with closed inbuilt gas-flamed fire, piano, TV and a bookcase with DVDs, books and games (all of which you are welcome to use during your stay) and patio doors leading outside. Back through past the pool table is an additional full bathroom to the right. Ahead, the doorway brings you into the hub of our home; the open plan kitchen/dining area. This is a wonderful space having a range cooker with gas rings, and plenty of space to cook (or dish up your take-away!) and socialise.
Large patio doors lead out onto the patio and garden where is there an area to the right of the house for basketball, kicking the footie about. The table outside seats 8 people and a small gas BBQ is available. The house is on a hill, so the garden is terraced to make the most of this. A huge in-ground trampoline takes centre place in the top lawn (please see our rules about this).

Booking Terms & Conditions

A deposit of one third of the booking cost is required at time of booking with final full payment payable six weeks prior to arrival date.
Cancellation policy:
Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
Security Deposit:
Up to 2 well behaved dogs welcome, but only humans on furniture and beds please! Please mention on booking and an additional £50 per stay due to the extra cleaning time needed will be applied to your booking after booking confirmation. A large dog crate is in the house and available for use, please bring own dog bedding. Please also ensure dogs are cleaned and dried thoroughly before allowing back into the house after outings and all fouling cleared up.
Trampoline and Garden:
The trampoline in the garden is at lawn level, having been sunk securely into the ground, with a protective padding around the edges. It is not surrounded by an enclosure, so all guests must accept that they use it entirely at their own risk and children must be supervised outside at all times. Only one person on the trampoline at a time and no backflips or attempted stunts so as to avoid unnecessary chance of injury.
The garden is on a steep slope with retaining walls used to create various levels. These levels are not individually fenced off, so again, children do need to be monitored for their safety and Brae House cannot be held liable for any injuries incurred.
Additional rules and items to note:
– Absolutely NO smoking or vaping inside please.
– No use of candles or open flames inside or out.
– No use of fake tan please, it stains bed linen and towels. Thank you for your understanding.
– Brae House is our family home, so does contain some of our personal belongings including family photos. Most personal items are locked away, but we do respectfully ask that any personal items still accessable are let undisturbed.
