About the Property

Lynbrook holiday rental is a 2 bedroom semi detached bungalow in a peaceful residential area of Frinton on Sea. It was refitted with a new kitchen in 2021 and contains an electric cooker, hob, fridge freezer, microwave and washing machine as well as crockery, cutlery etc.

It has two bedrooms, and can sleep up to 6 people.  There is a Double bed and two single beds with the  additional sleeping in the lounge on a sofa-bed.

Bathroom has recently been refitted (2024) and has a new  bath, basin and electric shower .

The lounge has a sofa, sofa bed, dining table and chairs and TV.  There are books, games and  toys for the guests use.  There is also wi- fi in the property. The lounge leads out by way of patio doors onto the garden.

The garden can be accessed  through the lounge or at the side of the property. It has a small patio, lawn and a pathway around the side of the bungalow with additional gate access.  This garden is not overlooked by neighbouring properties and is the ideal place to relax in the sunshine with the abundance of wildlife that can be seen.  There is a garden table and chairs as well as two loungers for guest use.

The property has its own parking by way on the front driveway. The property is heated with electric storage heaters.

Prices range from £300 to £790 per week (short breaks available on request)

Booking Terms & Conditions

A deposit of  50% must be made within 3 days of booking the property, with the balance being due no later than 45 days before the arrival date.

There is a £250 damage deposit which is payable 7 days before arrival, and returned within 7 days of departure subject to no breakage or damage.

Guests must adhere to the signed booking terms and conditions form before arrival at the property.

Cancellation policy is as follows

24 hours after booking      –    50% refund of the amount paid if cancelled at least 8 weeks before check in

8 weeks before                   –   25% refund of the amount paid, if cancelled at least 4 weeks before check in

4 weeks before                    –  No refund if cancelled less than 4 weeks before check in

Property can sometimes be accessed earlier, but this needs to be checked with owner before arrival.

No stag or hen party bookings accepted

There is a £25 fee per dog and must be notified in advance.

There is a 5% discount for bookings of two weeks or more.

There is a 5% discount for 2 people if sharing a bedroom.

Short term breaks are sometimes permitted at a rate of 60% of full weeks hire for 3 nights and 70% of full weeks hire for 4 nights.  Please contact owner for exact price and whether available for short breaks.
