A short walk away from the cottage is Conwy town centre with its magnificent medieval castle keeping a watchful eye over the town. Popular with tourist, Conwy not only has one of the country’s most impressive castles, but it also has Britain’s Smallest House, and one of the worlds first suspension bridges. The 16th Century townhouse of Plas Mawr at the towns heart and Aberconwy House are also highlights, along with the glorious beaches, shops, pubs and marina.

The area offers plenty to keep the keenest of walkers occupied, whether you enjoy a sedate stroll or a full-on hike throughout Snowdonia. Tal-Y Fan is the smallest of peaks and considered to be the beginning of the fourteen peak challenge. Conwy Mountain offers views over the sea to Angelsea and across the mountains of Snowdonia where you can also keep an eye out for the wild ponies. There are also more sedate walks in and around the town along the estuary, beaches, and throughout the Conwy Valley.
For some adventure, water lovers will love Surf Snowdonia, and wildlife enthusiasts should pay Conwy RSPB nature reserve a visit (both ten minutes by car). Bodnant Gardens (National Trust) and Bodnant Farm Shop are also just ten minutes away and also as well as plenty of opportunity for adventure with Zip World Fforest, Velocity Quarry Tour and Bounce Below just a few of the adventures you can have within thirty to forty minute drive.

The seaside resort of Llandudno is even closer and just fifteen minutes by car offering a day of Victorian seaside fun with its promenade for a stroll, shopping, pier and the magnificent Great Orme.

Booking Terms & Conditions

Important Provisional bookings are held for 5 working days, and then released if deposit has not been received. If there is a delay, please inform us as soon as possible.


You should find your accommodation clean, and comfortable and with all the utilities in working order. Our aim is to ensure that you have an enjoyable holiday. By returning the booking form you are confirming that you have read and understood these Terms and Conditions of Hire.

Hire Period.  The normal booking period is from Saturday to Saturday. The accommodation is available from as close to 3.00p.m. as possible on the Saturday of your arrival and must be vacated by 10.00 a.m. on the day of your departure. Short breaks, or different hire periods may be available on request. You can arrive at the Property after the time specified by us on the Arrival Date for your holiday and you must leave by the time specified by us on the departure date, we give you.

If your arrival will be delayed, you must contact the person whose details are given on the booking confirmation email so that alternative arrangements can be made. If you fail to do so you may not be able to gain access to the Property. Failure to arrive by midday on the day after the Arrival Date and you do not advise the contact of your anticipated late arrival we may treat the Booking as having been cancelled by you and we shall be under no obligation to refund you

Holiday Dates.  The holiday dates will be those stated in our confirmation of your booking, which we will send to you along with directions and a map.

Occupancy. The cottage is hired on the basis that the accommodation is for holiday use only and that no rights to remain in the accommodation exist in the hirer or any person accompanying him/her on the holiday. The contract allows you to occupy the accommodation for a holiday only and is not an ‘assured tenancy’. The booking agreement confers a right to occupy the accommodation for the agreed period only. The person named on the booking form must personally stay at the accommodation throughout the holiday and is solely responsible for the whole party. Assignees and sub-tenants are prohibited. No more than the stated number may stay at the property. Gwynant Bach and Conwy cottage have sleeping facilities for 4. The stated number of 4 does not include infants under three years old sleeping in a cot of which there will be no more than two cots per property if agreed at the time of booking.  You cannot allow more people to stay in the property than expressly authorised, nor can you significantly change the makeup of the party during your stay in the Property, nor can you take your pet into the Property unless permitted by us in writing in advance. If you do so, we can refuse to hand over the Property to you or can require you to leave it. We will treat any of these circumstances as a cancellation of the Booking by you and we shall be under no obligation to refund you for any fees already paid to us in those circumstances. Any refund will be at our sole discretion.

Included in the cost of the holiday. The exclusive use of Gwynant Bach and Conwy cottage, furnishings and facilities Fully equipped Kitchen Outdoor furniture Beds, linen, crockery, cutlery, glassware, kitchenware, all utilities and basic household cleaning materials.

Bookings. i) Advance Booking (more than 6 weeks before the holiday) An initial non-refundable deposit is required to secure the booking. (All payments to be made in UK pounds sterling) The balance of the rental is due 6 weeks before the start of your holiday. If we do not receive the balance in full by the due date, we reserve the right to declare the contract void, and the deposit will be forfeited.  ii) Late Booking (less than 6 weeks before the holiday)- The full rental will be due and payable at the time of booking.

Cancellations. Please note that Holiday Cancellation Insurance is NOT included in the rental and we strongly advise you to take out your own Holiday Cancellation Insurance. If you have to cancel your holiday, for any reason whatsoever, you must notify us by telephone, in the first instance, followed up by confirmation, in writing, as soon as possible prior to the commencement date of the holiday. (a) If you are at the stage of having paid the booking deposit, this will be forfeited. (b) If you are at the stage of having paid the booking deposit and the balance of the rental, we will make every effort to re-let the accommodation. If we are able to re-let the accommodation for the period cancelled, we will do the following: – retain the non-refundable deposit. refund the balance of the rental. If we are unable to re-let the accommodation for the period cancelled, we will do the following: – retain the non-refundable deposit retain all other rental monies paid advise you to claim all your costs from your Holiday Cancellation Insurance Policy. If, in the unlikely event, that the owners of have to cancel your booking due to circumstances beyond their control, you will be notified immediately, and a full refund will be given of all monies paid but be under no further liability towards the hirer. No further liability against the owner’s cottages will be considered.

Liability for Loss Damage or Injury. Hirer’s Liability – The named person on the booking form undertakes to indemnify the Owners of Gwynant Bach and Conwy Cottage against any loss, damage or injury sustained to the property or persons as a result of any breach of these conditions or arising from the fault of you or any member of your party Owner’s Liability – The Owners of Gwynant Bach and Conwy Cottage take no responsibility for loss, damage or injury to you or any of your party as a consequence of this Agreement or the occupancy following thereon, as far as the law allows. No responsibility can be taken for personal property and vehicles which are left at the Hirer’s own risk.

Right of Access. The Owners of Gwynant Bach and Conwy Cottage, or whomsoever the owners direct, reserve the right to enter the property at any reasonable time for all reasonable purposes or to ensure that you are complying with these terms and conditions. The Owners reserve the right to refuse entry to anyone, who in the judgement of the owner or agent is not suitable to take charge of the property. The owners reserve the right to terminate the contract at any time and demand the immediate removal of any persons not complying with the conditions of hire, or for unreasonable behaviour, causing offence, damage to property, or conducting themselves in a manner detrimental to personnel or property. In any such a case the owners reserve the right to void the contract and any refund would be at their discretion.

Housekeeping. General Cleanliness is the responsibility of the Hirer to ensure that the fabric, furniture and fixtures of Gwynant Bach and Conwy Cottage are kept in good and clean order for the duration of the hire, allowing for fair wear and tear. Upon departure the Hirer is expected to leave the accommodation in a clean and tidy condition. Accidental damage, losses or breakages are to be reported to the owner as soon as possible. We reserve the right to charge for all repairs, losses or replacements necessitated by the negligent act or omission caused by any of your party or guests. The hirer shall be responsible for any breakage, damages or losses incurred at the premises, the owners reserve the right to charge towards the costs of; i) Any repair and/or replacement of any property or household items due to accidental damage, loss, spillage or breakages occurring during your stay. ii) Any extra cleaning costs, at the discretion of the Housekeeper, that is necessary over and above the anticipated routine change-over cleaning.

Pets. Pets and animals are not normally permitted however – exemptions can be made at the owner’s discretion. Guide dogs are accepted.

Accuracy of Information. Any advertising material is as accurate as possible but cannot be guaranteed, nor do any descriptions form any contract.

Complaints. Every effort has been made to ensure that you have an enjoyable and memorable holiday. If however, you have any cause for complaint it is important that remedial action is taken as soon as possible.  It is essential that you contact us if any problem arises so that it can be speedily resolved. It is often extremely difficult (and sometimes impossible) to resolve problems properly unless we are promptly notified. Discussion of any criticisms with us whilst you are in residence at the Property will usually enable any shortcomings to be rectified straightaway. In particular, complaints of a transient nature (For example, regarding preparation or heating of the Property) cannot possibly be investigated unless registered whilst you are in residence at the Property.

Miscellaneous. You may not transfer your Booking or any rights and responsibilities under this Booking Contract to any other person, without our prior written consent.  If at any time any part of this Booking Contract is held to be unenforceable for any reason under any applicable law, that part shall be deemed omitted and the enforceability of the remaining parts shall not in any way be affected by that omission.  This Booking Contract, together with the Cancellation Policy and our confirmation email contain the entire agreement between us and you relating to the Booking and shall supersede any previous agreements, arrangements or discussions between you and us, whether oral or in writing. No representation, undertaking or promise shall be taken to have been given or be implied from anything said or written in negotiations between you and us prior to receiving the confirmation email except as expressly stated in this Booking Contract. Neither you nor us shall have any remedy in respect of any untrue statement made by the other upon which that party relied in entering into this Booking Contract (unless such untrue statement was made fraudulently) and that party’s only remedy shall be for breach of contract as provided in this Booking Contract.  We will not be in breach of this Booking Contract, or otherwise liable for any failure or delay in performance, arising from any circumstances beyond our reasonable control including, without limitation, flood, fire, explosion or accident.

The owners reserve the right to alter or improve any terms and conditions, prices, brochures or website without notice.
