About the Property

Combeview is a private property with a sea view and is situated in a quiet location 3 miles from Sidmouth. The property is in open countryside next to the donkey sanctuary. There are great walks from the chalet including the South West coastal path.

Dog friendly 1 or 2 small to medium well behaved dogs are welcome.

The property consists of 2 bedrooms 1 king size bed 2 singles. A separate kitchen with refrigerator, microwave, electric cooker and plenty of crockery, cutlery etc. A newly fitted bathroom with walk in shower. Lounge/diner  an  L shaped settee with 2 recliners, TV Freeview, dvds, games, puzzles and books.

Outside is a veranda with table and chairs and a bench ideal for an early morning sunrise over the sea or watching the sun go down in the evening.

There are no facilities on site but there is a restaurant/cafe at the donkey sanctuary and a cafe/shop 20 minutes walk away.

Booking Terms & Conditions


Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

Bookings are subject to the following terms and conditions.

  • A contract between you and the owner will come into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates. The contract bind you and all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms and conditions of booking. Failure to disclose all relevant

information or comply with these terms may lead to termination of the contract and loss of the booking.

  • Your booking will not be cancelled by us except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability will be limited to payments made to us.
  • The maximum number of persons using the accommodation at any time must not exceed 4 persons and only those listed on the booking form can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of breach of this condition.
  • We or our representatives reserve the right to enter the chalet at any time to undertake essential maintenance or for inspection purposes.
  • Tenancies normally commence on a Saturday at 2pm on date of arrival unless otherwise agreed and guests are required to vacate the chalet by 10am on the day of departure. This allows the chalet to be thoroughly cleaned and prepared for incoming guests.
  • Vaping or smoking anywhere inside the chalet will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by dogs or smoking will be at the expense of you.
  • Pets – only 2 dogs are allowed at any one time. Please don’t allow dogs on to the furniture, especially sofas and beds (future guests may have allergies) please supply your own dog bed/towels and bowls. Guests are responsible for cleaning up after their dogs. No dogs are to be left alone in the chalet at any time and dogs must be kept on the lead outside at all times.
  • Damages and breakages – please treat the facilities and accommodation with due care so that other guests may continue to enjoy them. If you notice something missing or damaged in the chalet, please let us know immediately so that we can take the appropriate action. If there are any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The chalet will be inspected at the end of the holiday and you may be charged for any loss or damage.
  • Please do not move any furniture from one room to another.
  • Please lock the doors and close the windows when you leave the chalet unoccupied.
  • Please make sure you switch off the lights, heating or any electrical appliances except the refridgerator when you go out.
  • If you are using our towels, please do not take them to the beach.
  • We reserve the right to make a charge to cover additional cleaning costs if the client leaves the chalet in an unacceptable condition.
  • Please note that if the key is not returned at the end of your stay, then the cost of replacement will be charged to you.
  • The client may in no circumstance re-let or sublet the chalet, even free of charge.
  • The owner shall not be liable for any temporary defect of any equipment, machinery or appliance to do with the chalet.
  • No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service.
  • The owner is not responsible for the loss of any personal belongings or valuables of the guest.
  • All inventory must remain in the chalet and not taken to another property.
  • Guests are responsible for the safety and security of their children and pets at all times. Never leave children or pets in the chalet without adult supervision.
  • Please park your vehicle in the designated parking area ensuring cars do not block access to other properties.
  • Please respect the community and try and keep noise levels to a minimum, especially between 11pm and 8am.
  • We reserve the right to terminate a holiday without compensation where unreasonable behavior of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
  • Candles are not allowed inside the chalet.
  • Checkout please leave the chalet by 10am (unless otherwise agreed in writing) on the morning of departure, making sure all bins are emptied, beds stripped, dirty dishes washed.
  • Any problem or complaint which the client may have concerning their holiday must be immediately reported to us and we will endeavour to put matters right. Any complaints not reported to us at the time and only reported after the client has returned from holiday will not be considered.
  • We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
  • This property is privately owned. We expect all guests to enjoy the facilities and treat the property with the same respect that they would their own home.
  • On the table in the sitting room there is a file for guests with some useful information in and guidelines to help with your stay.
