About the Property

NEW for 2021! Seafolly @ 1 Salt, St Ives is a 3 bedroom 2 bathroom modern apartment (sleeps 6 plus cot) with private parking space and garden. Situated on the ground floor of a luxury development in the quiet residential Belyars area above stunning Porthminster beach. Tastefully furnished, comfortable and spacious, Seafolly is only a 10-15 minute walk down a (steep) hill to all the amenities of beautiful and bustling St Ives harbour.

Living & Kitchen area
On entering Seafolly, the hallway leads to a lovely light open plan kitchen/dining/living room with oak flooring throughout. The stylish kitchen comes fully equipped with electric oven, electric hob, microwave, large fridge/freezer and wine cooler fridge. There is a bar seating area for 2 and a dining table for 6 guests.

The living room area has a comfortable large L-shaped sofa, perfect for winding down in front of a film after a day at the beach. Glass doors open out onto the private patio and lawned garden area, ideal for dining al fresco. There is outdoor dining furniture for 6/8 guests and rattan sofas for additional seating.

Hallway
There is a large hallway cupboard housing a washing machine, vacuum, iron, ironing board, clothes airer, cool bag, etc.

Bedrooms
The spacious master bedroom has a 6ft super-king size bed, en-suite shower/wc, TV, desk with chair and desk lamp, large fitted wardrobe and doors opening onto the patio. There is plenty of space for a travel cot in the master bedroom. The second bedroom has a king-size bed and large fitted wardrobes. The third bedroom has two 3ft single beds.

Family bathroom
There is a family bathroom with w/c, full-size bath and shower above.

Surf Store
Guests will have access to our surf storage area which has a selection of beach chairs, beach games, children’s body boards, wind breaks, buckets and spades, etc.

Families
We know only too well from experience what it’s like to travel with young children and all the paraphernalia they require, so we have set up Seafolly with child friendly crockery, cutlery, beach toys, board games, a highchair and a travel cot (please provide your own cot linen).

Essentials
Luxury white bed linen, bathroom towels and hairdryers are provided. Please bring your own beach towels. There is a communal external shower for washing down after the beach. Seafollly has underfloor heating throughout, operated by an environmentally conscious heat-exchanger method. There are shutters on all windows ensuring a good night’s sleep. Regretfully no pets are permitted (although those with allergies please note the owner’s dog may have visited on occasion). Seafolly has free wifi. Seafolly has one designated car parking space which has room for a large family car. Further parking can be found at the leisure centre or rugby club a walk away.

Stays are set for Saturday changeover days and 7 night bookings for peak season. Outside peak dates, please enquire with your preferred dates as we will try to accommodate you wherever possible.

NOTES ON ACCESSIBILITY: Seafolly has several steps up from the car park area to the front door of the building. It is a fairly steep walk (can be step free via the road) down to the beaches and town, which may not be suitable for for those with limited mobility. If in doubt do ask before booking. Please note children of any age must be supervised by an adult if using the outside areas.

Please note that hen/stag-do parties or similar are not permitted.

Booking Terms & Conditions

Bookings are subject to the following terms and conditions. Please ensure you read and fully understand these, and if anything is unclear, please contact us before making a booking so we can explain in further detail to avoid any misunderstandings. The owner reserves the right to make reasonable amendments or additions to these terms and conditions without notice.

Making a booking

  1. A contract between you and the owner is created when a booking confirmation is issued following payment of a deposit, showing the confirmed holiday dates. The contract binds you and all the members of your party.
  2. Failure to disclose all relevant information or comply with our terms and conditions may lead to termination of the contract and loss of the booking without notice and without refund.
  3. A non-refundable 40% deposit of the holiday cost is payable at the time of booking. Bookings made fewer than 30 days before your arrival date must be paid in full.
  4. The balance of 60% plus a £500 refundable damage deposit must be paid no later than 30 days before the commencement of your holiday. If the balance and damage deposit are not received by the due date, after receiving a reminder, then your holiday will be treated as a cancellation and the guest will remain liable to pay the balance.
  5. The owner reserves the right to refuse a booking without giving any reason. Bookings cannot be transferred to other names without the written consent of the owner.

Cancellations

  1. A booking can only be cancelled prior to the start of the holiday dates. Once your booking has been confirmed, if you wish to cancel you should notify us in writing by email to claireshenry@yahoo.com.
  2. If written confirmation of cancellation is received by us more than 8 weeks prior to your arrival date, then the 40% deposit will be retained by us. If you cancel 8 weeks or less from the start date of your arrival date, then the full rental payment shall be retained by us (or if not already paid, will be payable by you).
  3. However, on receipt of your cancellation we will make reasonable attempts to re-let the property, and if we are successful in re-letting it for the same price, then you will receive a refund of monies paid, less a £100 administrative fee. If we are successful in re-letting the property but at a discounted price (determined at our discretion), any refund you receive will be reduced accordingly, minus a £100 administrative fee. If we are unable to re-let the property, then no monies will be returned to you.
  4. In the   event   that   Cornwall   is   subject   to   a   lockdown   as   a   result   of   the   Covid-19 pandemic, or if you are not legally permitted to travel due to Covid-19, and such restrictions prevent your holiday from going ahead as planned, a full refund, credit note or a rebooking to future dates will be offered. Please notify us as soon as possible if this is the case.
  5. We strongly   advise   that   you   take   out   comprehensive   travel   insurance   to   cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
  6. Your booking will not be cancelled by the owner except in exceptional circumstances. Notification will be given of the owner cancellation as soon as possible and we will refund promptly all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

Guest Obligations

  1. No parties or events (such as hen parties, stag parties, etc) or single-sex groups, or groups under the age of 25, are permitted without the prior consent of the owner.
  2. The maximum number of persons using the accommodation at any time must not exceed 6 persons (plus infant) and only those listed on the booking confirmation can occupy the property.
  3. Pets, vaping or smoking anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by pets, vaping or smoking will be at the expense of the guest. Candles are not permitted to be lit inside the house.
  4. Please remove shoes before entering the house. There is a communal external shower to wash off sand before entering the property. Kindly don’t take any bath towels with you to the beach.
  5. Please lock the doors and close the windows when you leave the property unoccupied. Please make sure you switch off lights and any electrical appliances when you go out – we’re doing our best to make this an eco-friendly holiday home.
  6. The guest may in no circumstance re-let or sublet the property, even free of charge.
  7. Please respect our neighbours and try to keep noise levels to a minimum, especially between 11pm and 8am. We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
  8. Guests are responsible for the safety and security of their children at all times. Never leave children at the property without adult supervision. Guests are aware that the garden is not fully fenced, and children must be supervised outside at all times.
  9. Please report any problem or complaint which you may have concerning the property immediately to us we will endeavour to put matters right. We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.
  10. Please only park your vehicle in the car parking space number 1. There are two visitor spaces outside the main gate available on a first come first served basis, but these should be used for temporary visits only. Any additional long-term cars must be parked in public car parks.
  11. Guests will observe government guidance on social distancing in the communal areas of the property and must promptly notify the owners if they are experiencing any symptom of Covid-19.

Check-in and Check-out

  1. Check in can be any time after 4pm (unless otherwise agreed). The guest will be provided with access codes for the property gates and codes to a key safe.
  2. Guests are required to vacate the property (including all belongings removed and the parking space vacated) by 9am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests. Our cleaners operate on a tight schedule on changeover days so failure to vacate the property at 9am may incur additional charges from the cleaners which will be passed on to the guest.
  3. Please note that if any keys or remotes issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

Damage and breakages

  1. This property is privately owned and is our holiday home. We want and expect all guests to enjoy the facilities and ask that guests treat the property with the same respect that they would with their own house. In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.
  2. If you notice something is missing or damaged we would be grateful if you could report this immediately so that we can take the appropriate action. The accommodation will be inspected at the end of the holiday and you may be charged for any loss or damage. The damage deposit will be returned within 14 days of the end of your holiday, less the cost of damage/breakages.
  3. The owner reserves the right to make a charge to cover additional cleaning costs if the guest leaves the property in an unacceptable condition.

Liability

  1. The owners will not be liable for any act, neglect or default by any person not within our employment or otherwise under our control, nor for any accident, damage, loss, injury, expense or inconvenience whether to person or property, which the guest or any other person may have suffered or incurred out of, or in any way connected with the rental of the property.
  2. The owner accepts no liability for loss of or damage to the guest’s possessions on our property or land.
  3. The owners have made all reasonable efforts to accurately describe the property in the information that we publish. The guest acknowledges that minor differences may arise between the information given and the actual property itself.
  4. We shall have no liability for, and no compensation will be given for, any non-performance of our obligations if such failure results from events, circumstances or causes beyond our reasonable control such as: a breakdown or temporary failure of domestic appliances, internet access, mobile phone reception, television service, plumbing or wiring, any equipment, machinery or appliance in the building, outage of electricity, gas, water, or unforeseen exceptional weather conditions. However, we will endeavour to resolve any problems as soon as possible.
  5. We accept no liability for any loss of income or revenue, loss of business, loss of profits or contracts, loss of anticipated savings or for any indirect or consequential loss or damage of any kind however arising and whether caused by tort (including negligence), breach of contract or otherwise, even if foreseeable.
  6. Nothing in these conditions excludes or limits the liability of the owner for death or personal injury caused by the owners’ negligence or under section 2(c.), Consumer Protection Act 1987; or for any matter which it would be illegal for the owner to exclude or attempt to exclude their liability or for fraud or fraudulent misrepresentation. In all cases, except for personal injury or death, our liability to you for the total of all claims arising out of the letting is limited to the cost of the booking fees less any insurance or cancellation charges.
  7. If any term or provision in these booking conditions is found by any court, tribunal or administrative body of competent jurisdiction to be wholly or partly illegal, invalid, void, voidable, unenforceable or unreasonable it shall to the extent of such illegality, invalidity, voidness or unreasonableness be deemed severable and the remaining provisions of the booking conditions and the remainder of such provision shall continue in full force and effect.
  8. The contract embodied in the booking is governed by English law, and subject to the exclusive jurisdiction of the English courts.
