About the Property

About Our Caravan

Our lovely caravan is situated on Waterside, Paignton. Ideally suited to a small family or couples, it has fantastic sea views and also is very close to the railway line where the steam train regularly passes through on its way from Paignton to Dartmouth.

The van has a double bedroom with an en suite WC, a twin room and the lounge area has a pull out bed or use of two singles. There is fully equipped kitchen with oven/grill, fridge/freezer, kettle, toaster, crockery, cutlery, saucepans, utensils etc. The large open plan lounge/diner area has a TV and panoramic views out to sea. There is a large decking area with seating, once again enjoying great views. Alongside the decking is a small patio ares for BBQs. 

Access to the caravan is along a pathway from the road making its position very quiet with little passing footfall. There are steps to the caravan and decking area. There is no allocated parking but plenty of spaces around the site.

Club passes are available from reception at an approximate cost of £6.50 per person, per stay (under 3s do not require passes). These passes give you access to the pool and entertainment venue which has kids activities, games, bingo, karaoke, singers, disco etc. A notice is usually displayed showing what is available. 

There is a small shop on site along with a launderette, small arcade and outdoor pool. Beautiful coastal walks can be accessed via a public footpath under the railway bridge. A bus service runs from just outside the site which will take you to nearby Brixham with its harbour, shops and take always. The other side of the road will take you to Paignton where there is a lovely play park, Zoo, shops and a beach and on into Torquay where you find a marina, shops, pubs and much more. Broadsands beach is nearby with a cafe, kayaking and stand up paddle boarding centre. 

Entry to the van will normally be after 4pm and you will be required to leave by 11am on the day of departure to allow cleaning to take place.

Please note that we don’t allow any pets on our bookings but you need to be aware, in case of allergies, that occasionally our own dogs do visit the van.


Please note that at this moment in time, you will be expected to abide by any COVID laws and regulations that may be in place, either from the Government or any site rules. You will need to supply ALL of your own bedding, duvets, sleeping bags, pillows and covers. Also towels and tea towels.  Entertainment at the site may be limited depending on laws and regulations so it is advised that you check this directly with the site.

Booking Terms & Conditions

  1. Bookings are for families and couples only. Please don’t book for parties of young people as they will be refused access which can be upsetting for everyone concerned.
  2. A booking will be accepted by the owners, subject to receiving a 10% deposit plus a £100 refundable security bond. Deposits are non refundable in the event of cancellation. 
  3. No monies are refundable if you are asked to vacate the caravan by the holiday park, owners or their staff.
  4. The balance will be due 6 weeks before the start date of the booking. If the balance is not paid by this time the owners reserve the right to cancel the booking and relet the caravan. Bookings taken less than 6 weeks before commencement can only be made is the whole of the balance is paid in full.
  5. All bookings are subject to a a £100 security bond which is fully refundable at the end of the hire period and returned with seven days of departure via bank transfer. The owners reserve the right to withhold some or all of the bond if breakages, damages occur, additional cleaning of stains etc is required, loss of key, replacing of items. You must inform the owners within 12 hours of arrival of any defect, inventory shortages and/or breakages. Failure to do so may result in you being charged. 
  6. In the event of a cancellation, you must confirm in writing (deposits are non refundable). 
  7. No refunds will be made if you vacate the caravan for any reason including emergency or illness.
  8. Once the balance has been paid no refunds will be considered.
  9. Bookings will only be accepted by persons over the age of twenty one.
  10. No same sex groups, couples and families only.
  11. Only persons names on the booking may stay at the caravan. Any changes to those persons must be notified to the owner in writing. Over occupancy will not be tolerated.
  12. The hirer is responsible for the conduct of all persons listed on the booking. All persons shall be with you during your stay. Holiday park owners and/or their staff shall have a copy of the booking.  This is important for safety and security purposes.
  13. Each person listed on the booking for and any visitors must be prepared to identify themselves to the park owners or their staff upon request and comply with their reasonable requests.
  14. The hirer must give access to the caravan as and when required by the owners, holiday park owners and their staff or agents.
  15. The owners reserve the right to refuse any booking without any obligation and reserve the right to terminate any booking at their absolute discretion.
  16. The caravan may be occupied from 4pm onward on the first day of booking.  The caravan must be vacated by 10am on the last day of the booking to enable cleaning. 
  17. In case of a maintainable problem, the hirer shall contact the owner on 07415 716522. No repairs should be attempted, this may result in rule 4 being applied.
  18. No pets are allowed due to allergy issues.
  19. Prams and buggies should not be left open and used inside the caravan as this has been known to cause damage to walls, flooring, fixtures and fittings.
  20. Smoking or vaping is not permitted in the caravan or on the decking area. A small patio are adjacent to the decking may be used and and ash tray is provided.  Do not leave cigarette ends behind, this may result in rule 4 being applied.
  21. BBQs are not permitted on the decking, you may BBQ on the small patio area adjacent to the decking.
  22. the next booking, inspection by staff. Failure to do so may result in rule 4 being applied.
  23. The holiday park, owners or their staff do not accept liability for any loss or damage to the hirer’s property, any accidents, injuries, illness or diseases arising from the hire of the caravan or use of the holiday park including any acts of god or extreme weather conditions.
  24. These terms and conditions do not affect your statutory rights under English law.
