The Mill holiday Cottage nestles in a quiet valley on the Llyn Peninsula and is popular with couples and families who either want to relax at the quiet riverside location or explore the wealth of visitor attractions in the area. The property is not suitable for children under 8 and no pets are permitted.
The main entrance into the property is through the kitchen, which features granite worktops and a slate effect tiled floor. Two steps take you through to the dining room, which has an oak table that will seat 6.
The downstairs bedroom, with double bed, features a glass wall, which gives a lovely view of the ancient inner mill workings. These have been retained as an interesting feature of the building. There are curtains for privacy. A passageway takes you past the mill workings to fairly steep wooden stairs to the upper floor (not suitable for the infirm).
On the upper floor is the lounge, with woodburner and sofa, comfortable chairs, TV and bookcase. There is a glass balustrade which gives a view of the mill stones below. A small door leads to a balcony, from where the surrounding countryside can be appreciated. The bathroom and main bedroom are on the same floor as the lounge.
Sleeping a maximum of four people in total, there are alternative sleeping arrangements to cater for those who need separate beds. The downstairs chair bed is best suited for children and the sofa bed in the lounge also features a sprung mattress.
The property has underfloor heating on both floors, together with woodburning stoves, so is particularly good for holidays all year round. In the Autumn the dark skies region gives wonderful starry skies on clear nights. The nearest beach is just ten minutes away, in fact there is a different beach accessible on every day of the week.
Outside there is a little patch of grass where you can sit beside the small river and appreciate the peace.
The property has no phone signal, but there is superfast wifi.
The Mill is ideally placed for visiting Caernarfon and its castle, the little seaside town of Criccieth, Porthmadog and Portmeirion of “Prisoner” fame. It is just 30 minutes from Llanberris for Snowdon and 30 minutes from Anglesey. The Welsh Highland and Festiniog steam railways are nearby too. Two of the famous Zip Worlds are 40 minutes away and Greenwood Forest Park and Glasfryn Park Activity Centre are both easily accessible.
Whether you’re into photography, fishing, walking or paddling (on board and in the water), The Mill is an ideal base to explore this wonderful part of North Wales.

No contract will exist between us until we receive your completed booking form and deposit/full payment (as applicable) and have issued to you a confirmation of booking. At this point a legally binding contract will exist between us, and you and all members of your party will be bound by them and we will undertake to make the property available to you for the rental period set out in the booking form.
Failure to comply with these terms may lead to termination of the contract & loss of the booking.
Deposit
A non refundable deposit of 30% of the rental cost will be payable at the time of booking. If the booking is made within 6 weeks of the proposed rental period then full payment is required at the time of booking.
Balance
Any remaining balance must be paid no later than 6 weeks before the arrival date. In the event of the balance not being received by the due date then we will treat the booking as having been cancelled by you.
Payment may be made by bank transfer or cleared cheque.
Cancellations
If you cancel your holiday more than 6 weeks before it is due to start, then your deposit will be forfeited. If you cancel within the 6 weeks prior to the holiday then the full balance remains due. In the event of cancellation we will attempt to re-let the property. If we are able to do so then we will refund the balance payment less any discount that we may have had to offer to secure the re-let.
We strongly recommend that you take out suitable travel insurance when booking your holiday.
Use of the Property
Only individuals listed on the booking form are entitled to stay overnight in the property. The maximum occupancy is 4 people including children. If there is any change to the original information on the booking form then we must be advised in writing as soon as possible.
We accept bookings from couples and families and do not accept bookings from groups of people under the age of 21 or hen or stag parties.
The property is to be used solely for the purposes of a holiday. You agree that you will not cause nuisance or annoyance to neighbours.
Arrival & Departure Times.
Your arrival day is normally Friday. Your departure day is Friday. During peak season this cannot be changed. If during low season you wish to discuss a different day then please contact us prior to booking.
The Mill will be available to you from 4pm on the Friday of your arrival. You agree to vacate the cottage before 10.00am on the date of departure so that it may be cleaned in preparation for the next guests.
Bed linen and towels
Bed linen is provided for the double bed and king size beds. If you decide to use the alternative sleeping arrangement of the sofa bed in the lounge or the small chair bed in the downstairs bedroom you will need to bring your own bedding (including duvet or sleeping bag) for those. One hand towel and one bath towel is provided per person. Please bring your own beach towels.
Covid 19
On leaving the property please could you put all your bed linen in the plastic zipped bags provided, so that our housekeeper does not have to strip the beds herself.
Care of the property
You agree that you and your guests will keep The Mill in the same condition and repair as found on your arrival.
You agree to leave the property in a clean and tidy condition.
Bookings are subject to a £100 security deposit in addition to the cost of your holiday. The deposit will be returned to you (by cheque or bank transfer) 7 days after your holiday ends providing there has been no damage, breakages or breach of booking terms and conditions.
In the event of accidental damage to any of the contents or one of the appliances not working properly please let us know as soon as possible. We cannot consider any claims for loss of enjoyment for defects not notified to us whilst you are still resident in the property.
There is a comprehensive manual at The Mill which gives instructions for all appliances. You undertake to read the operating instructions before first using any of the appliances, this is particularly important for the gas cooker and wood burning stoves.
Please note that the mill is unsuitable for the infirm and small children. This is because there is no access to a downstairs toilet from the ground floor bedroom and the steps to the upper floor (where the lounge and bathroom and main bedroom are) are steep. Outside there is an unfenced river and unfenced mill leat. For this reason we can only accommodate children over eight years of age and they should be supervised at all times. The wood burning stoves do not have fire guards (although there is no necessity to light them as there is underfloor heating on both the ground and upper floor). We do allow small babies that are not yet mobile, in their own travel cots.
Please only view the inner mill workings from the passageway/landing and don’t attempt to access the mill pit or walk on or around the mill stones – the ancient works are no longer functioning and are delicate and have been retained for your visual appreciation only.
Smoking
Smoking and vaping is strictly forbidden inside the property and on the balcony.
Pets
Pets are not allowed in the property at any time.
Mobile and Wifi
The Mill is situated in a rural area. There is no mobile phone signal inside the building and outside the signal is very limited. We have superfast wifi and should it break down we will endeavour to get it fixed straightaway, but cannot guarantee if will work for the whole duration of your stay.
Right of entry
We reserve the right to enter the property at all reasonable times, except in an emergency where immediate access may be required.
Vehicular Access and Parking
Please note that the final access to the property is across a small ford, this is usually passable by all but the most low-slung of vehicles (sports cars and those with low spoilers may be unable to cross). However, when there has been very heavy and prolonged rainfall the water may rise and it is the driver’s responsibility to judge the water height before crossing. If you cannot cross the river please park considerately (between the lane and the river) and allow space for other vehicles (the drive is a party drive for two other properties). Under these exceptional circumstances, if you have more than one vehicle, you may have to park one of them nearer to the village. At all other times there is parking for 2/3 vehicles through the gate immediately adjacent to The Mill. Please be aware that in exceptionally bad weather, you may need to move your car from next to the mill before the water rises in order to avoid being trapped on the ‘wrong’ side of the ford for several hours. There is a footbridge for pedestrian access over the ford.
Please note we do not have an electric car charging point and charging electric vehicles from the property is strictly forbidden as it has potential to cause a fire. If you have an electric vehicle please let us know beforehand so that we can direct you to the nearest available charging stations.
