About the Property

Our cottage is nestled in a quiet country lane, on the edge of the tranquil village of Pilley, in the heart of the New Forest.    With walking tracks on the doorstep, it is ideally situated for relaxing and exploring the countryside and local villages, and the beautiful beaches along the South coast.  Ponies and donkeys are frequent visitors to our lane, as they roam freely in the immediate area. The cottage is tastefully furnished throughout with adequate parking. There is a large garden, and a barbecue provided for the summer months. There is no traffic noise. 

The nearest pub, the ‘ Fleur de Lys’ in Pilley,  is the oldest pub in the New Forest and is very quaint. Oak Tree Cottage is situated within easy reach of the Georgian market town of Lymington, with its lovely cobbled street, quay, an array of individual shops, and Saturday market. In the other direction lies the picturesque village of Beaulieu, and the famous National Motor Museum.  The Isle of Wight can be reached easily by taking the ferry from Lymington,  and from nearby Brockenhurst, there is a rail link connecting to Bournemouth, Southampton, and London Waterloo.

Please bear in mind that due to the rural location of the property, the Wi-Fi can be intermittent at times.

Booking Terms & Conditions

DEPOSIT AND PAYMENT OF BALANCE

The guest will be asked to complete a booking form and send this, either by email or by post, together with a deposit of 50% of the total rental fee, to formally secure the booking.  This deposit may be paid either by bank transfer or by cheque, and will be used to cover cancellation charges.  A booking cannot be confirmed until funds have cleared. The balance of the rental must be paid to the Host 6 weeks before the arrival date.  

GAS, ELECTRICITY, WATER & WIFI

Charges for gas, electricity, water and Wifi are included in the rental charge.

OVERCROWDING ETC

Under no circumstances is it allowed for the maximum number of persons (6 + baby) to be exceeded at any time.  We do not accept bookings for groups of unaccompanied teenagers.  We reserve the right to terminate the contract and the Guest will be liable for the full rental charge is this is contravened.  

LINEN AND TOWELS

All bed linen and towels are provided.

ARRIVAL AND DEPARTURE TIMES

Guests may take up occupancy after 3.00pm on the day of arrival, and are requested to vacate the property promptly by 10.00am on departure day – unless by prior agreement with the Host.

DAMAGES

Guests are politely asked to leave the property in a clean and tidy condition.  Any damage or breakages are the responsibility of the Guest and we ask that they are reported,  in order that a replacement or repair can be arranged.

KEYS AND CHECK-IN INFORMATION

Directions for the collection and return of keys, and other essential information will be provided by the Host in writing one week prior to arrival.

The property is cleaned to a very high standard and frequently inspected by the owner.  Every effort is made to maintain high standards of furniture and fittings and cleanliness.  Should the property become unavailable due to unforeseen circumstances, then the Hosts cannot be held responsible beyond a full refund of monies received.

PROBLEMS

In the event of a problem, the Guest is requested to contact the Hosts, who will do their best to resolve the issue as soon as possible.

HOUSEHOLD APPLIANCES

A gas and electrical inspection/service is carried out annually.

PETS/SMOKING

No pets are allowed on the premises and we have a strict no-smoking policy.

CANCELLATION/INSURANCE

Once the deposit has cleared, Guests are liable for the full rental charge of the holiday, as a binding contract has been deemed to have been made between the Guest and the Host.  Any cancellation made by the Guest (for whatever reason) shall be in writing to the host.  The effective date of cancellation shall be when written notification is received by the Host.  A cancellation charge will be levied on the Guest, however the Host will endeavour to re-let the accommodation, in which event a full refund will be given, minus a £25.00 admin fee.  If the Host if unable to re-let the accommodation, then the Guest will be liable for the deposit if 6 weeks or more notice of cancellation is given, or the full rental fee if less than 6 weeks notice of cancellation is given.
